Cobute and Geoplast are thrilled to have been chosen as the foundation system at Rabie Property Group’s retirement village in Clara Anna Fontein, Durbanville.
The Oasis Life Village will form part of the Group’s existing mixed-use developments, namely Clara Anna Fontein, Burgundy Estate and Century City. They are being launched under a new brand, Oasis Life, which delivers superior value for mature residents seeking a superior and secure lifestyle.
Cobute and Geoplast for a superior structure
The foundations at Oasis Life in Clara Anna Fontein are built on clay soil, which poses building and maintenance challenges for its expanding and shrinking characteristics. Geoplast Modulo is a permanent formwork in 100% recycled polypropylene that creates a ventilated raft foundation. When properly ventilated, crawl spaces create a barrier against humidity and rising damp, which would otherwise lead to mould and cracking in the structure. Ventilation is an added benefit, as it keeps the clay’s moisture content consistent throughout the year.
The Cobute shutters for beams help leveling the trenches while minimising carpentry work.
Overall. these innovative and integrated systems allow the following advantages:
easy and quick installation and pouring
creation of steps, working off a leveled platform
single pour of beams and floor
thermally insulated foundations, protected against rising damp and humidity
easy distribution and future maintenance of services
The foundations at Clara Anna Fountein are installed and poured in 3 days, versus the 8 days of a traditional foundation system. Phase One of the development consists of 58 freestanding homes all with their own gardens. The units make use of 3 different Modulo heights, H9, H13 and H17, to easily create stepped surfaces.
