Modulo ventilated raft foundations by Geoplast and the precast slab system by Cobute have been specified for Crystal Lane, Sellesa Properties' upcoming residential development in Parkland, Cape Town. The development includes 7 three-storey and 2 two-floor units and it rises next to Hampton Place, the recently completed development on Stepney Road, Parklands.
The 9 foundations have been cast on Modulo H 17 in only three weeks. Unlike conventional foundations, Modulo requires limited excavation, specified in the Engineer's Design, and the installation simply requires the packing of the permanent formwork, after the shutters to ground beams have been placed and levels measured. Therefore, besides its structural performance,environmental benefits with ventilation, and concrete and steel savings, Modulo offers fast installation, which enables the Developer to achieve dramatic time and cost savings.
Sellesa chose the Cobute slab system, with its unique ribs and panels interlocking, to achieve a monolithic and lighter structure with great structural advantages. The walls are nearing completion and installation will begin soon.
